Carrabassett Valley Home and Condo Sales Reach New High

Carrabassett Valley Maine Homes and Condos Sales Chart

The number of home sales in Carrabassett Valley, Maine, mostly around Sugarloaf Mountain, reached a new high in 2016.

Over 100 homes, including both condos and single family houses, were sold during 2016 in Carrabassett Valley, according to Maine Listings. This is the highest annual number of Carrabassett Valley home sales in recent memory.

About 4 out of 5 sales were on-mountain (inside the area around Sugarloaf Mountain). No surprise there, since Sugarloaf Mountain, a central attraction for skiers and vacationers in Maine’s High Peaks Region, dominates Carrabassett Valley real estate.

Of the 101 Carrabassett Valley homes sold last year, 75 were condos, either standard condominium units or townhouses, and 26 were single family houses. None were multi-family houses.

Back in 2007, only 20 homes were sold in Carrabassett Valley. The number of sales topped 50 in 2012 and hasn’t looked back.

The average sale price of a Carrabassett Valley home sold last year, again including both condos and single family houses and again according to Maine Listings, was $266,637.

That’s a slight 1.3% increase from 2015’s average sale price. Still, it’s the highest average sale price of a Carrabassett Valley home in six years.

Carrabassett Valley Outlook for 2017

Carrabassett Valley home and condo sales are off to a good start this year. 6 Sugarloaf Mountain condos were sold in Carrabassett Valley during January, 2017, along with 3 single-family houses.

About 75 homes are now for sale in Carrabassett Valley*. These include about 40 condos*, mostly inside the Sugarloaf Mountain area, and about 35 single family houses*. (*The linked searches also display some homes in nearby towns).

The number of Carrabassett Valley condos now on the market is lower than usual, which could put the brakes on the rising number of sales. Although it’s too early to tell, the low inventory could also drive sale prices higher.
